Despite this demand, the region continues to suffer from a severe shortage of purpose-built convention infrastructure.

Enugu, Owerri, and the Onitsha-Awka corridor emerge as particularly attractive locations due to their strategic positions within the regional transportation network, existing hospitality infrastructure, and strong economic activity. International experience demonstrates that convention centres achieve their greatest economic impact when integrated into broader mixed-use districts. The development should therefore be viewed not as a standalone building but as the centrepiece of a larger convention and hospitality ecosystem. Such an ecosystem could include convention hotels, entertainment facilities, business parks, retail developments, and cultural attractions that collectively create a vibrant destination district capable of attracting visitors throughout the year.

The capital investment required for a world-class convention centre will vary according to scale and specification. A modern facility incorporating a 3,000-seat plenary hall, exhibition space, meeting rooms, technology infrastructure, sustainable energy systems, and supporting facilities may require investment ranging from NGN 20 billion to NGN 50 billion depending on design ambition and location. While substantial, this level of investment is comparable to other landmark infrastructure developments and is justified by the long-term economic impact generated.

Revenue streams extend well beyond venue rental fees. Convention centres generate income through event hosting, exhibition space rental, catering services, sponsorship agreements, advertising opportunities, technology services, parking, hospitality partnerships, and business support services. Additional value is created through increased hotel occupancy, restaurant spending, transportation demand, retail activity, and destination marketing benefits that stimulate the wider economy.

Financial modelling suggests that a well-managed convention centre operating at international standards can achieve attractive long-term returns. While the initial years may focus on market development and client acquisition, the facility can gradually establish itself as the preferred destination for regional and international events. As occupancy increases and recurring client relationships develop, revenue stability and profitability improve significantly.

The broader economic impact of such a development may ultimately exceed its direct financial returns. Convention centres generate substantial multiplier effects by supporting employment, attracting visitors, increasing tax revenues, stimulating investment, and strengthening the competitiveness of the regional economy. They also contribute to city branding and international visibility, positioning host cities as centres of commerce, innovation, and culture.

For South Eastern Nigeria, the development of a world-class convention and conference centre represents far more than a real estate project. It is an opportunity to establish a strategic economic asset capable of transforming the region’s position within Nigeria’s business and tourism landscape. By capturing conference demand that currently leaves the region, attracting new events, supporting hospitality growth, and strengthening connections with the global diaspora, such a facility can become a cornerstone of long-term regional economic development.
